Introduction
A&K CE Ltd needed a cost-effective industrial floor renovation for a 770 m² unit in Maldon, Essex. The existing concrete floor had a very rough surface with exposed aggregate, while sections had been covered with a weak but well-bonded latex screed that was unsuitable for overcoating. Background
The floor at A&K CE Ltd was in a condition that limited both performance and presentation. The rough concrete surface was impractical for day-to-day use, while the latex screed in some areas would have compromised the performance of any new industrial flooring system if left in place.
The client needed a solution that would improve the usability and appearance of the space without the cost and disruption of full replacement. The aim was to create a practical industrial floor that would make the property more appealing to potential occupiers and support a wider range of future uses.

The Challenge
The project needed to address several key issues:
- Resurface a 770 m² concrete floor with a very rough profile and exposed aggregate
- Remove areas of weak but well-bonded latex screed that would otherwise undermine the new floor finish
- Improve the practicality and appearance of the unit in a cost-effective way
- Extend the working life of the existing floor rather than replacing it entirely
- Deliver a hard-wearing industrial floor finish suitable for attracting prospective tenants
The Solution
Elgood Industrial Flooring designed a refurbishment system that combined targeted preparation, smoothing and epoxy sealing to transform the existing floor.
Key elements of the solution included:
- Vacuum contained shot-blasting
Vacuum contained shot-blasting was used to clean the concrete and remove paint and soiling, helping to create a sound, prepared surface for the next stages of the installation. - Latex removal and localised diamond grinding
A Multi Stripper machine was used to remove the weak latex screed. Localised diamond grinding was then carried out to reduce the worst of the surface profile in isolated patches and help create a more even base. - Britdura Solvent Free DPM Epoxy Primer
Elgood specified its Britdura Solvent Free DPM Epoxy Primer as part of the floor build-up, helping to prepare and stabilise the substrate before smoothing and finishing. - Polymer smoothing screed
A polymer smoothing screed was laid to an average thickness of 5 mm to resurface the concrete and create a more practical, level industrial floor. This stage was essential in overcoming the roughness of the original concrete and providing a suitable base for the final finish. - High-build epoxy floor coating in Dusty Blue
The smoothing screed was sealed with Elgood’s Solvent Free Britdura High-build Epoxy Floor Coating in Dusty Blue. This created a hard-wearing and visually impressive finish, improving both durability and the overall presentation of the unit.
All works were carried out using Elgood Industrial Flooring’s proven in-house systems and installation expertise, ensuring a practical and consistent result across the full floor area.
